Question 1

What is the price range for new launch condos in Bandar Tasik Kesuma?

Accepted Answer

The new-launch stock we currently track in Bandar Tasik Kesuma sits at around RM800,000, reflecting its positioning as a spacious, master-planned township rather than a high-density city product. Final pricing varies with the specific project, land or built-up size and type, so treat this as an indicative range. For live figures on the launches we track, compare listings on AskHenry or WhatsApp Henry.

Question 2

How far is Bandar Tasik Kesuma from the nearest rail/transport hub?

Accepted Answer

There is no rail line serving the township - it is drive-led. You reach it via Jalan Semenyih onto the LEKAS Highway (about 7 km) and the SILK Highway, and the nearest KTM Komuter station is at Kajang, roughly a 20-25 minute drive away. Kuala Lumpur is about 33 km, which can be 45-60+ minutes by car depending on traffic.

Question 3

Is Bandar Tasik Kesuma better for investment or own-stay?

Accepted Answer

It is primarily an own-stay township - families get space, greenery, a lake and a self-contained community at a price hard to match closer to the city. Rental demand is thinner than in city-fringe areas, so investors should realistically expect modest gross yields (roughly in the 3-4% range) and a slower, own-stay-driven resale market, making it a lifestyle-and-space choice more than a yield play.

Question 4

How bad is the commute from Bandar Tasik Kesuma to Kuala Lumpur?

Accepted Answer

Be realistic: Kuala Lumpur is roughly 33 km away, and while the LEKAS and SILK highways give a decent connection, the drive can easily stretch to 45-60 minutes or more in peak-hour traffic. Commutes toward Putrajaya, Cyberjaya and KLIA are more manageable, but if you work in central KL daily, the distance and lack of nearby rail are the main downsides to weigh before buying.

Question 5

Can foreigners or MM2H holders buy property in Bandar Tasik Kesuma?

Accepted Answer

In Selangor the foreign-buyer minimum is high - around RM2 million for landed property in the more populated zones (which include the Hulu Langat/Semenyih area) and about RM1.5 million for strata/high-rise units - and foreigners are generally limited to strata or gated-and-guarded landed titles, with an 8% foreign stamp duty from 1 January 2026. Since Bandar Tasik Kesuma's tracked stock is around RM800,000, it falls below these thresholds and would generally not be open to foreign buyers. MM2H holders are typically still subject to the same state minimums, so this township is effectively a local-buyer market - confirm the exact rules on any specific project.
