Is The Area Strong?
Every area is scored on three things: how settled the community is, how good the public transport is, and whether new people are still moving in. When all three are strong, the area has long-term staying power.
Example: Bukit Jalil scores 4 / 5 / 5 — community, transport, and people moving in are all strong.

Is The Timing Right?
Even a good area can be the wrong time to buy. Too early means the upside is not yet visible. Just right means the area is starting to grow but prices have not jumped. Too late means most of the price growth has already happened.
Example: Damansara Perdana is in the "just right" window now.

Does The Project Match The Area?
Each project is checked on five things — location within the area, developer reputation, building density, freehold or leasehold, and price. Then I compare those to the area itself, so you know if you are paying for what the area actually offers.
Example: Queenswoodz lines up well with Bukit Jalil — the price is fair for the area.
